It's the official address recorded in NYC's building data.
For example BBL 3011640005 lists 2 buildings with 2 addresses https://a810-bisweb.nyc.gov/bisweb/PropertyBrowseByBBLServlet?allborough=3&allblock=1164&alllot=5&go5=+GO+&requestid=0

A buiding itself should be tagged as a business only if that business occupies the whole building, for example free-standing fast-food places like McD or BK or DD. Otherwise, if a biz occupies only part of a building, such a retail on the ground floor, or some office space, it should be mapped as a node.

Then it should be mapped as a separate node within the building's perimeter, and not as a comment.

In this changeset too, "Rear" is not a valid unit number.
